Position Title: Title Specialist Department: Mortgage Operations Location: Indianapolis, IN Reports To: Title Manager / Closing Manager Employment Type: Full-Time

Position Summary:

We are seeking a detail-oriented and highly organized Title Specialist to join our mortgage operations team. The Title Specialist plays a critical role in ensuring the accuracy and completeness of title documentation throughout the mortgage loan process. This position is responsible for reviewing title commitments, resolving title issues, coordinating with title companies, and ensuring compliance with regulatory and company standards.

Key Responsibilities:
  • Review title commitments and preliminary title reports for accuracy, completeness, and compliance with loan requirements.
  • Identify and resolve title defects, liens, encumbrances, and other issues that may affect property ownership or loan closing.
  • Coordinate with title companies, attorneys, escrow agents, and internal teams to obtain necessary documentation and clear title conditions.
  • Ensure timely delivery of final title policies and related documents for loan closings.
  • Verify legal descriptions, ownership history, and property boundaries.
  • Maintain accurate records of title documentation and correspondence in the loan origination system.
  • Assist with preparing closing packages and ensuring title-related documents are included and properly executed.
  • Monitor deadlines and follow up on outstanding title items to ensure timely resolution.
  • Stay current with state and federal regulations related to title and mortgage lending.
  • Support post-closing activities by ensuring title policies are received and recorded appropriately.
Qualifications:
  • High school diploma or equivalent required; associate or bachelor’s degree in business, real estate, or related field preferred.
  • 2+ years of experience in title processing, mortgage lending, or real estate transactions.
  • Strong understanding of title insurance, property records, and mortgage documentation.
  • Familiarity with title software systems and loan origination platforms.
  • Excellent attention to detail and organizational skills.
  • Strong communication and interpersonal skills for working with internal teams and external partners.
  • Ability to manage multiple tasks and meet deadlines in a fast-paced environment.
  • Knowledge of state-specific title regulations and practices is a plus.
Preferred Skills:
  • Experience working with residential mortgage loans.
  • Knowledge of underwriting guidelines and closing procedures.
  • Proficiency in Microsoft Office Suite and document management systems.

Pay Details: $40,000.00 to $50,000.00 per year
