Job Description

Asset Manager - GG Homes | San Diego, CA

Are you a strategic thinker who thrives on solving complex problems, making data-backed decisions, and seeing projects through from start to finish? GG Homes is looking for a confident, self-directed Asset Manager to oversee and optimize the performance of our single-family and multifamily investment portfolio. This isn’t just about tracking assets, it’s about making bold decisions, driving strategy, and unlocking value.

At GG Homes, we pride ourselves on delivering exceptional real estate solutions and making the selling process as smooth as possible. As the largest cash buyer in San Diego, we are committed to providing sellers with a seamless and stress-free experience, guided by transparency, support, and care every step of the way.

You’ll be working at the center of the deal-making process, assessing acquisitions, guiding disposition strategy, identifying the highest and best use for properties, and making data-informed recommendations that shape the company’s investment direction. This role requires someone who is intellectually curious, detail-oriented, and driven to see their insights turned into action.

Role Overview:

As our Asset Manager, you will own a diverse portfolio of assets from acquisition through exit. You will evaluate opportunities, run comps, determine MAO and ARV, and greenlight or redlight deals based on financial viability. You’ll work cross-functionally with acquisitions, construction, property management, and finance, while following defined procedures and contributing to continuous process improvement. Your ability to balance strategic thinking with precise execution will be critical to your success.

Key Responsibilities:

  • Analyze real estate investment opportunities to determine their financial viability and alignment with company strategy
  • Produce Maximum Allowable Offer (MAO) and After Repair Value (ARV) valuations for prospective acquisitions using comps and market data
  • Greenlight or redlight proposed acquisitions through thorough financial analysis, forecasting, and risk evaluation
  • Identify the highest and best use for a variety of property types, including single-family homes, condos, multi-family buildings, and land
  • Respond to sales team inquiries with real-time data, comps, and analysis on proposed properties
  • Assist in shaping acquisition and exit strategies based on market trends, timing, and internal benchmarks
  • Maintain steady and efficient work pace while ensuring high-quality analysis is completed before advancing tasks
  • Engage in ongoing education to deepen understanding of real estate markets, financial modeling, and valuation tools such as Google Drive, Airdna, Scoutred, Infosparks, MLS, CRS Data, PropertyRadar, and Google Earth
  • Support general accounting tasks to ensure accuracy and compliance in financial reporting
  • Operate within department structure and adhere to defined processes and workflows, contributing to operational consistency and clarity

Qualifications:

  • 3+ years of experience in asset management, real estate analysis, investment operations, or a related field—preferably in single-family or multifamily
  • Proven ability to run comps and perform valuations (MAO and ARV) based on market trends and data
  • Strong analytical skills with deep understanding of real estate metrics (IRR, cash-on-cash return, cap rates, NOI)
  • Proficiency in Excel and exposure to tools such as MLS, PropertyRadar, Airdna, or equivalent platforms
  • Highly organized with the ability to manage multiple priorities while maintaining a high standard of execution
  • Independent, strategic, and confident in your decision-making, with the discipline to follow structured processes
  • Bachelor’s degree in Real Estate, Finance, Business, Economics, or related field; advanced degree or license is a plus

Compensation:

  • $65k+ Base depending on experience
  • Quarterly bonuses based on company revenue

Benefits:

  • Unlimited PTO
  • Competitive Pay
  • Medical, Dental, Vision, 401k
  • Homebuyers Program – we’ll help you become a homeowner!
  • Real Estate License – we’ll pay to make it happen!

At GG Homes, we’re building something extraordinary and we want leaders who can help us get there. Join a team that trusts you to lead, encourages bold ideas, and backs your vision with action.
